GCS carries separate rooms (Pool Bath, Pool Bath/Shower, Covered Lanai, Screened Lanai/Pool Area, Attic seal, Hallway #2) and a more expensive HVAC system; Rhino carries higher-grade fixtures and several items GCS omits entirely (EV charger, gas cooktop, jetted tub, recessed lighting packages, gas water heater, attic ladder). Reading the electrical scope: Both reports rebuild the electrical. GCS prices the wire as a single average-residence line ($42,934). Rhino prices a rewire line item at $5.78/SF × 3,544 SF = $25,294 — a 41% lower number for the same scope. This is the single largest line-item discrepancy in the report, and you should challenge whichever is lower in negotiations because the spec (boxes, breakers, devices) is identical.
